We are excited to announce that Bainbridge Mission Pointe, a stunning mixed-use community situated on the picturesque shores of Lake Whippoorwill, has been awarded the Deal of the Year for 2022 by the Central Florida Commercial Association of Realtors (CFCAR). This prestigious recognition is a testament to the outstanding transformation of the former KOA Campground on Narcoossee Road into a vibrant and sought-after destination.
Led by Trevor Hall, executive vice president and head of land services at Colliers, the project took three years of meticulous attention and planning to bring to fruition. Recognizing the immense potential of the 53-acre site, Hall advised the landowner, Pioneers Inc., to annex the property into the City of Orlando and rezone it as a mixed-use planned development.
Colliers took a targeted approach, engaging with select multifamily developers rather than conducting a widespread marketing campaign. Through strategic negotiations, they successfully closed a deal with Bainbridge Companies, securing a remarkable $12.46 million for the project—more than double the appraised per-unit value of the land.
The essence of the project lies in the vision to create a thriving community with 300 luxury lakefront apartments and commercial outparcels along Narcoossee Road. The collaboration between Hall and the team at Colliers, including Emily Peiper, Tommy Pinel, Scott Lorber, and the retail team led by David Gabbai, resulted in securing ground leases with prominent establishments such as Darden, Olive Garden, Longhorn Steakhouse, Del Taco, and Vystar Credit Union. The cumulative sales from the project amounted to an impressive $27 million.
